Parc Riviera Mews, Richmond: StreetBond decorative walkways for a new townhouse development

Parc Riviera Mews is a townhouse development at 10199 River Drive in Richmond: a project that specified StreetBond® decorative asphalt coatings for the walkway and hardscape surfaces during construction.

StreetBond is increasingly the product of choice for developer-specified decorative surfaces in townhouse and strata projects. What went in

Square One's photograph of the finished walkway shows the centrepiece: a red-and-black checkerboard, coated square by square into the asphalt, spanning the path between two rows of townhomes. Beyond it a paver path runs on to picnic tables, a play area and the open ground toward the river, with the North Shore mountains on the horizon. It is a walkway and a game board at once: the kind of detail that gives a common area a name among the people who live there.

What StreetBond delivers at the developer scale

Application process

The work at Parc Riviera Mews was phased with the broader construction timeline. StreetBond is applied after the asphalt substrate has cured. We coordinate with the general contractor to ensure the surface is ready before we mobilize. The sequence is prep (cleaning, and priming where required), coat, aggregate embed, and seal. The surface stays closed while the coating cures, then opens to foot traffic first and vehicles after.

Where a site needs more than sweeping before the coating goes on (construction grime, old markings, a failed sealer), our own vapour blasting rig does the preparation, which is how Square One primes surfaces for its coating work generally.

For a developer or strata

• Put the coating on the construction schedule, not after it. The asphalt has to cure first, and the coating has to cure before the landscapers and moving trucks arrive; both windows are easy to hit when they are planned and awkward when they are not.
• Choose a palette from the standard range. The manufacturer's 50-plus standard colours cover most architectural palettes, and a standard colour is simpler to match at recoat time than a custom mix.
• Give the common area one feature. A game board, a medallion or a coloured threshold reads as design; colour spread thinly everywhere reads as paint.
