South Langford Elementary: DecoMark and TrafficPatterns at a New BC School
South Langford Elementary opened on Vancouver Island in September 2025 — a new school serving one of the fastest-growing residential districts in the Capital Region. We were asked to install the school's pavement branding and safety markings ahead of the opening. The scope covered DecoMark across the arrival surfaces and TrafficPatterns across the crosswalks.
This is a case study on what a school-opening install looks like when the district wants the pavement to carry its identity the way the building's signage does.
The Scope
New schools increasingly specify decorative pavement as part of their opening package. The reasoning is straightforward — the pavement is the first and last surface every student, parent, and bus interacts with every day. If the building looks like an intentional civic structure and the surface looks like a default parking lot, the overall impression is compromised.
At South Langford, the scope separated into two product categories:
DecoMark — used across the larger arrival and courtyard surfaces, including school-identity graphics and wayfinding fields. DecoMark is a decorative coating system engineered for moderate-traffic applications, with colour retention appropriate to a school-pavement service life.
TrafficPatterns — used for the crosswalk installations adjacent to the school. Crosswalks at a school entrance carry a different risk profile than parking-lot branding, and the preformed thermoplastic system is the right match for that environment: higher visibility, higher durability, full-depth colour that resists fade and abrasion.
Why the Product Split
The question of when to use a coating versus a preformed thermoplastic comes up on almost every school install. The honest answer is that they solve different problems.
Decorative coatings like DecoMark are the right call where the priority is aesthetic field treatment — branded graphics, colour blocks, wayfinding fields, plaza identity. They bond to the substrate, they take colour well, and they tolerate moderate traffic without compromising their appearance.
Preformed thermoplastic like TrafficPatterns is the right call where the priority is safety marking at a traffic-interaction point. Crosswalks, school-zone transitions, raised crossings. The product is engineered to survive direct vehicular contact, it carries reflective elements for low-light visibility, and it meets the durability thresholds that a school-zone marking has to meet.
Specifying both on the same site — DecoMark for the identity surfaces, TrafficPatterns for the safety-critical markings — is the approach we recommend for most new-school projects.
The Install Window
Opening a new school imposes a hard deadline that every trade has to work back from. The pavement install has to be cured and commissioned before students arrive, which means working back from the September 2 opening date through the cure times for both product categories.
DecoMark cures on a schedule that depends on temperature and humidity. Vancouver Island in late August is workable but not guaranteed — we planned the install with schedule buffer, and ran the decorative fields first so the crosswalks could be installed adjacent without conflicting cure windows.
TrafficPatterns cures faster once the torch-down application completes, but the ambient conditions still matter. Layout surveying, pattern plotting, and pre-install substrate inspection happened across several days before the install itself.
The school opened on schedule with the pavement work commissioned.
