Windsor Gate, phase two: stamped asphalt laneways and crossings in Coquitlam

The second phase of laneway work at Windsor Gate, a masterplanned community in Coquitlam: returning to a project we know well, delivering the same stamped asphalt and StreetBond® coating system to the next phase of the development.

Multi-phase projects like Windsor Gate reflect the kind of relationship we build with developers who have found a specification that works. Phase one delivered the visual standard and performance the development required. Phase two extended it across additional lots, matched to the existing installation.

Consistency across development phases

The primary technical challenge in returning to a phased project after a gap is colour matching. StreetBond formulations need to match phase one: if the colours drift even slightly between phases, it's visible when the two phases are seen together in the completed development.

We maintain batch records and colour specifications from every phase of a project specifically to enable accurate reproduction. For Windsor Gate phase two, we matched to the record.

What the photograph shows

The lede photograph is the Windsor Gate crossing, and it is the standard both phases share. The street itself is imprinted edge to edge in a red-brown herringbone brick, and the crosswalk across it is a cream brick field with a dark charcoal border on both sides and a small chevron emblem in the centre, laid in the brown of the street. Three colours, two patterns, one continuous asphalt surface: no pavers, no joints, no sand. The project record holds the frame at full size.

The developer's standard

A developer's product quality is visible in the details. Specifying stamped asphalt laneways rather than plain concrete or asphalt is one of those details: it signals that the developer has considered every surface the buyer will interact with.

StreetPrint® stamping creates an impression pattern (cobblestone, herringbone or similar) in the asphalt while it is hot. StreetBond coatings applied after curing add the colour layer that gives the laneway its distinctive finish. The result is a surface that reads premium without the cost, weight, or installation complexity of natural stone or unit pavers.

The systems

Both are installed by Square One under our stamped asphalt service; the figures are the manufacturer's. Its published facts on StreetPrint: a heated template is pressed into the asphalt so the pattern is built into the surface rather than painted onto it; it goes onto new or existing asphalt; the texture is slip-resistant and snowplow and de-icing salt safe; and the manufacturer publishes a 10–20 year service life. On StreetBond: a water-based acrylic coating with more than 50 standard colours plus custom mixing, an anti-skid aggregate, and an 8+ year life cycle, refreshed rather than replaced. Specifications: StreetPrint and StreetBond; the laneways gallery shows both across the Lower Mainland and Vancouver Island.

For a developer running phases

• Name the colours in the phase-one record. Product, colour code and pattern, written down, are what make a phase-two match a matter of procedure rather than eye.
• Keep one crew on the project. The same installers reading the same record is the simplest form of consistency.
• Photograph phase one in flat light. A reference frame taken without hard shadows is the most useful thing a site manager can hand the next phase.
